The downside of working with a large franchise is that you will be charged franchise fees and other mandatory fees that Villa Group does not charge. If your commission structure is better than what Villa Group offers, don't leave your current company; but if Villa Group offers you a higher split that you deserve and you enjoy setting your own hours and rates, Villa Group is the place to be. Do the math and see if it makes sense for you. The math does not lie and you and your family deserve to keep more of your own money. Another reason to join is that a portion of profits from Villa Group will go directly to charity for the poor, elderly and disabled in third world countries.

It can take as little as 20 minutes and you will be ready to start closing deals. Go to the home page and download the contractor agreement. Email or fax it in. Then go to dre.ca.gov, click eLicensing and log into your account. Here you will initiate a change of employment and we will accept the confirmation. Once we receive the contractor agreement, your original license and accept you in the DRE, you can start closing deals immediately.

If we do not receive your original wall license in 30 days you may be removed from our brokerage. Please be advised we cannot accept a copy but must be an original per the DRE rules, if you cannot locate your original license you must order a new one from elicensing via the DRE website. If you are a broker, a copy is sufficient.

Yes. At Villa Group you are your own business within a business and can set any commission structure you like, including charging a flat fee. This will give you flexibility.

E&O is included per transaction. This means that if you do not close any deals you do not pay anything. There are no other fees to pay with Villa Group except your local MLS dues and other marketing fees you may accrue.

Yes, although you are required to use our preferred transaction coordinator for your first 5 closings.

No, we are not offering any branch offices. All business must show the corporate address.

Yes. Once we have the completed file to California Standards, we can have escrow write out two separate checks, one to you and one to the brokerage. This way you will get paid faster.

Our commission structure is so competitive, we don't feel that we should charge you for a big fancy office. We would rather pass these savings on to you and your family. You can work from your home office and meet your clients at the house they want to purchase, coffee shops, restaurants, library, etc. You also have the option to open your own commercial office. We believe in a virtual office environment with the use of iPhones, Blackberry's, cell phones, laptops and wireless devices for closing transactions.

No. You can treat this as a fulltime or part-time job and sell as little or as much real estate as you want, investors are welcome. We will not call you unless we are returning a phone call.

Yes, all agents originating loans must be NMLS licensed.  The same applies to loan referral fees.  You cannot be paid a loan referral unless you are NMLS licensed.
